34 Peachtree Street, Atlanta, GA Acquired a 1960’s vintage, 30 story, 285,000 sf office building in downtown Atlanta. Renovated the lobby, upgraded mechanical and electrical systems, and in spite of a total lack of associated parking, efficiently leased the project to 95% occupancy.

West Campus/Hardin House, Austin, TX Partnered with the City of Austin, the University of Texas, and seven neighborhoods to craft ordinances and design guidelines for the University Neighborhood Overlay (UNO), resulting in a wholesale redevelopment of the West Campus area over the subsequent decade. Acquired multiple sites around the University of Texas campus allowing our development of over 2,000 beds of student housing.

ABB, Houston, TX Acquired a 13.7-acre site from the Saudi Royal family in the Westchase area of Houston and built a 470,000 square foot Build-To-Suit Class A Office Building for Asea Brown Bovari (ABB), the Swedish-Swiss international power company.

Caddo River Forest Products, Glenwood, AR Recommissioned a sawmill facility on 121 acres acquired from Caterpillar, Inc in Glenwood, Arkansas. The plant had been mothballed for several years. Successfully partnered with the Arkansas Department of Environmental Quality (ADEQ) to remediate the site and receive a Certificate of Completion by the Arkansas Brownfield Program. Renovated, staffed and re-started mill to become the largest employer in the County. Upon full production, the mill was sold to a publicly traded Canadian sawmill company.

Clear Creek, Lake Tahoe, NV Developed a high-end, gated, alpine resort community on 2,100 acres near Lake Tahoe. Partnered with The Nature Conservancy and the US Forest Service to permanently preserve and sustain significant land within the development. Provided over $50MM of amenities including nationally ranked Coore & Crenshaw golf course (#1 ranked course in Nevada), architecturally and historically significant lake house, and extensive family campus. Developed all infrastructure for 400 high-end residential lots.

Lakeline, Austin, TX Developed a mixed-use Transit-Oriented Development adjacent and in partnership with Capitol Metro at the Lakeline Station in Austin, TX. Uses included office, multi-family and single family. Also constructed off-site improvements on behalf of the City of Austin.

Greens Crossing, Houston, TX Aggregated land and developed 300,000 sf of single-story office and 600,000 sf of Class A warehouse in Greenspoint submarket of Houston, TX.

Pine Mill Ranch, Katy, TX Expedited closing on a distressed, but active, master planned land development in Katy, TX. Developed over 1,100 residential lots and managed Special Financing District. Tripled residential sales within two years to over 400 sales annually (top 25 MPC in USA).

SouthCreek Park, Fairburn, GA Acquired and acted as master developer of 500-acre park outside Atlanta, GA. Developed 4 Class A bulk warehouses totaling 2MM square feet. Additional uses within the park included multi-family, hotel, commercial, billboards and office.

Trinity Falls, McKinney, TX Developed a 1,700-acre master planned residential community with a dedicated 300- acre regional park in McKinney, TX. Multiple award-winning development including most successful initial phase in DFW metroplex history. Project tasks included offsite infrastructure expansion, complex thoroughfare negotiations with TxDOT and North Texas Tollway Authority, FEMA flood plain mapping and reclamation, creation of school district partnership and multi-jurisdictional development agreements.

Town Village, Oklahoma City, OK Developed, leased, and supervised management of a fully amenitized Independent Living retirement community in Oklahoma City.

Triangle, Austin, TX Developed the first large scale mixed-use project in Austin. Worked closely with the State of Texas General Land Office, the City of Austin, and adjacent neighborhoods to acquire the site and obtain all approvals. Uses included multi-family, office and retail. Partnered with local transportation authority, Capitol Metro, on joint use parking garage.

Westchase Park, Houston, TX Purchased and demolished a Cinemark theatre to develop a two-building, 544,000 square foot Class A office park in the Westchase submarket of Houston. Leased Phase 1 to over 98% and sold the building and Phase 2 land for the (then) lowest cap rate in the history of west Houston.

David Arnow
Management, Disposition and Treasury

David Arnow is a founding principal of Castle Hill Partners. Mr. Arnow is responsible for all investment management, disposition and treasury functions. He was previously a principal with Simmons Vedder Partners where he held a senior post for sixteen years. At Simmons Vedder, his functions included complete project oversight, management and financing. Mr. Arnow acted as a managing principal where he executed commercial projects which included office, industrial, senior and student housing as well as land development. Prior to his principal role at Simmons Vedder Partners, Mr. Arnow was with Trammell Crow Company. In 1992, he was promoted to be the youngest Managing Director in the history of the firm. He has over thirty-five years experience in the commercial real estate industry. Mr. Arnow was educated at the University of Texas at Austin, where he earned an MBA as a Sord Scholar. He received his BA in Economics, Magna Cum Laude at Duke University. He also attended the University of Copenhagen where he was a student in The International Business Studies Program.

Victor Ayad
Capital Markets, Workouts and General Oversight

Victor Ayad is a founding principal of Castle Hill Partners. Mr. Ayad is responsible for the structure and procurement of investment capital, workouts and general oversight. Prior to CHP, Mr. Ayad was a co-founder and managing partner of Asset Recovery Fund, Inc and its successor company, Eastbridge Partners, LP. The company was founded in 1991 and was a primary investor in distressed commercial real estate debt. Mr. Ayad led the firm’s institutional financing efforts as well as negotiated workouts and financial re-structure. Prior to Eastbridge Partners, he was an independent workout specialist representing the interests of regional lenders and developers as well as the advocacy of Money Center Banks in New York City. He has worked in the distressed debt industry and structured finance for thirty years. Prior to his career as a workout specialist, Mr. Ayad was a Member of the New York Futures Exchange where he traded equity derivatives. Mr. Ayad was educated at the University of Texas at Austin, School of Finance.

John McKinnerney
Acquisitions, Diligence and Company Oversight

John McKinnerney is a founding principal of Castle Hill Partners. His role includes acquisitions, investment analysis and overall business strategy. Prior to Castle Hill Partners, Mr. McKinnerney was a principal with Simmons Vedder Partners for fourteen years. Before joining Simmons Vedder, he was a Regional Acquisitions Partner with JPI. Mr. McKinnerney is an active member of The Urban Land Institute where he recently served as Chair for the IOPC Gold Product Council. He also serves on the Executive Committee for The University of Texas Center for Real Estate Finance and is a past member of numerous advisory boards including National Multi Housing Council, Housing Works and Real Estate Council of Austin. Mr. McKinnerney was educated at The University of Texas at Austin and has over thirty years’ experience in commercial real estate acquisitions, development and finance.

Prior to joining the firm, Mr. Azachi was Director of Finance at a broker-dealer, Kershner Trading Group. He is a Certified Public Accountant, licensed in the State of Texas. Mr. Azachi received his MBA from the University of Louisiana – Monroe and his BBA in Finance from the College of Management in Tel Aviv, Israel.

Prior to joining Castle Hill Partners, Ms. Ehlert served as Project Manager with Simmons Vedder Partners for seven years, where she performed upper level development oversight across multiple product types including industrial, office, student housing, detached condos, and master planned developments. Ms. Ehlert received her BBA in Finance from the McCombs School of Business at the University of Texas at Austin, graduating Cum Laude.

Abby McMahon is responsible for asset management and disposition of active investments, as well as underwriting and due diligence for new investment opportunities. Prior to joining Castle Hill Partners, Ms. McMahon was an associate with Fortress Investment Group, supporting asset management of debt and equity investments in a variety of property types, including retail, office, multi-family, land and development. Prior to that, she worked as an analyst for SunTrust Banks. Ms. McMahon received her BBA in Finance from the University of Richmond, graduating Magna Cum Laude.

Gary Mefford

Gary Mefford is responsible for overall construction management, entitlement negotiations and zoning. He controls all related budgets and schedule compliance. Prior to joining Castle Hill Partners, he was a Senior Project Manager with the Simmons Vedder Company and Lincoln Property Company, respectively. Mr. Mefford has managed the execution of over five million square feet of commercial real estate in the Central and Southeastern United States. He has over thirty years of experience in this capacity and has performed full construction execution on most types of commercials buildings and land. Mr. Mefford received his Bachelor of Arts from Stephen F. Austin State University.

Mariah Harvey-Brown

Associate Financial Analyst

Mariah Harvey-Brown is a financial analyst at Castle Hill Partners. Her primary responsibilities include analysis of financial and legal documents, development of comprehensive financial models and macroeconomic research. Before joining Castle Hill Partners, Mariah was an analyst in the New York office of Beach Point Capital, a hedge fund specializing in opportunistic credit and distressed debt. At Beach Point, she performed analysis on credit and equity investments in both public and private markets. Mariah graduated Magna Cum Laude from Tufts University with a dual degree in Economics and Environmental Science, where she also played varsity soccer for all four years. She also serves as a board member and co-treasurer of the New Land Foundation, a nonprofit organization which funds programs in conservation, environment, civil rights and leadership development. She is also a board member of Hidden Leaf Foundation, which provides grants to organizations that promote progressive social change through leadership development and trainings.
